Buying Your Manufactured Home Online from “The Factory?”

The internet has created a world of instant satisfaction where we can search, compare and purchase almost any product on the market. With the economic housing crisis and construction prices on the rise, factory-built manufactured and modular housing is becoming a popular building alternative. Today, you can go online and search thousands of Manufactured Home Dealers, floor plans and even buy your home online, from “The Factory.” However, in the Factory-Built Housing world there are only three key players:  The Manufacturers, The Retail Dealers and you, the Consumer. In every step of building your home there are important facts to consider before making your purchase.

There are several Manufacturers to choose from when you decide to build your dream Manufactured or Modular Home. The role of the Manufacturers or “Factories” is to not only purchase quality building material, construct your home in a controlled environment (abiding by a strict state enforced HUD building code), but uphold award winning customer satisfaction with Factory-backed warranties but to provide its retail dealers with the most competitive pricing for the consumer. Too often I hear clients say that they can purchase the same home for X amount dollars online. Not only is it an impressive number but also very misleading for a number of reasons. First and most important Factories do not sell to consumers; anyone in the business of selling Manufactured or Modular Homes must be a licensed dealer/retailer and lastly just because claims of being “wholesale” has been made does not mean you are buying from the factory or getting a better price. I always say, “if it seems too good to be true, it probably is.” So, as the consumer do your homework and really find out what you are buying and paying for. Do your research and have questions ready before you purchase your home.
